VA & Conventional Construction-to-Permanent Financing in Maryland

Built Mortgage Team — Powered by Motion Mortgage helps eligible borrowers explore construction financing options for custom homes, land purchases, and eligible construction-to-permanent projects in Maryland. Available options depend on borrower eligibility, the property, the proposed project, and lender guidelines.

Construction Financing Throughout Maryland

Built Mortgage Team assists eligible borrowers exploring construction financing in Baltimore and surrounding counties, Annapolis and Anne Arundel County, Frederick, Rockville and Bethesda, Southern Maryland, the Eastern Shore, and Western Maryland. Motion Mortgage Inc. is the licensed mortgage company; Built Mortgage Team is the team brand.

Maryland custom home financing starts with reviewing the lot, proposed home, construction budget, and builder. VA construction loans in Maryland depend on borrower eligibility and applicable VA and lender requirements. Conventional financing has separate qualification and down payment requirements. Property review and program availability affect the options for each project.

How Construction-to-Permanent Loans Work in Maryland

Construction-to-permanent financing connects the building phase with the mortgage you repay after completion. Loan structures, eligibility, and completion requirements vary by lender and program; review the proposed loan agreement before committing to a build.

Land purchase, lot equity, and construction budgets

Depending on the program, financing may include purchasing land or paying off an existing lot loan. If you already own the lot, its equity may affect your cash contribution where eligible, subject to valuation and lender guidelines. The lender reviews the plans, specifications, building contract, and construction budget, including any required contingency funds.

Builder review, lender-controlled draws, and inspections

The proposed builder is reviewed by the lender before construction begins. Construction funds are typically released in stages called draws; the builder requests funds as work progresses, and the lender controls disbursement under the loan agreement. Inspections and supporting documentation help confirm progress before funds are released. Draw schedules, fees, and payments during construction vary by lender and program.

Transitioning to permanent financing

One-time close programs may be available for eligible borrowers and projects, depending on lender guidelines, combining construction and permanent financing in one closing. The transition depends on completed construction and satisfaction of the lender’s final review and completion conditions; it is not an automatic conversion. Other structures may require a separate permanent loan, another closing, or additional qualification.

Already Have a Builder in Maryland?

You may propose your own builder, subject to lender review and approval. Review may include licensing, insurance, experience, financial capacity, and the proposed contract and budget. Requirements vary, and approval is not guaranteed. Discuss builder participation before committing to a construction contract.

For a VA-financed project, our VA-specific builder requirements guide explains lender review. It is not a builder directory or a VA endorsement of any builder.

Certain site-built barndominiums and post-frame homes may qualify for construction financing in Maryland, depending on construction details, foundation, appraisal, insurance, property eligibility, and lender guidelines.
